What is Value Add Development?

Value Add Development is the process of performing improvements on an asset with the goal of increasing its value. Value-add properties often require corrective action to reach their full potential value. These properties, while seen as riskier, offer better returns than standard, or “core” properties. Properties in this specific category potentially suffer from a host of issues, including deferred maintenance, low-market occupancy, lease rates falling below the area normal, and substandard facilities and equipment that’s in need of repair or upgrade.
